Building an Appraisal-Ready File
When a contents claim goes to appraisal, organization and substantiation win. Here’s how to prepare a file that an appraisal panel can review quickly.
Start with a Complete Inventory
The inventory should be organized by room and category, with every item described, quantified, and valued.
Separate RCV and ACV
Provide both values per item so the panel can see the depreciation basis and the replacement cost.
Substantiate Every Value
Attach retail source links, comparable replacement notes, or photos for high-value or disputed items.
Highlight the Disputed Line Items
Prepare a summary of the items in dispute, the carrier’s position, and your position with supporting evidence.
Use a Clean Format
Excel or PDF reports with consistent columns and clear totals are easier for appraisers and umpires to review than scattered notes.
